Within the Construction environment, think about buying materials, managing big projects, ensuring health and safety and customer service. At any given time, you’ll find us working on some circa 400 developments in both towns and rural areas across the UK, and every one poses unique challenges. Some are from scratch on brownfield sites; others see us adapting existing buildings, like old factories or disused hospitals.


What you’ll be doing

Responsible to the Contracts Manager, you will manage the construction of a development, including all associated pre- and post-housebuilding works, ensuring that targets are met regarding health and safety, delivery to build programme quality, customer care, and cost. You will be expected to:

* Ensure compliance on site at all times to company health and safety standards and processes, NHBC standards, building regulations, and overall quality standards.
* Co-ordinate labour and resources on site to deliver the build programme on larger developments, pro-actively scheduling trades to ensure optimum delivery.
* Manage material levels on larger sites to optimise stock and ensure the site programme is met and labour is efficiently employed.
* Ensure all plots are built to the highest standard of quality, complying with NHBC Standards, Building Regulations, range specifications, and best practice.
* Undertake company-directed quality control procedures and inspections, rectify any defects to avoid cost, time delays, or quality reductions.
* Monitor and control the cost of production and approve payments to contractors and trades where appropriate.
* Initiate and attend plot inspections with Local Building Inspectors or NHBC, taking corrective action to meet RI/BRI targets.
* Carry out toolbox talks or on-site briefings to drive best practice and commitment.
* Display a proactive approach to mitigating risk, build sequencing, and overall site quality.
* Liaise with internal departments, external suppliers and partners to ensure the build programme is achieved.
* Work with Sales through regular meetings to ensure smooth delivery of homes for customers.
* Deliver a high standard of site presentation at all times.
* Conduct New Home Tours with Sales Advisor and customers to demonstrate the home, address questions, and rectify issues before Legal Completion.
* With support from the Contracts Manager, ensure the Construction team is fully resourced with clear job responsibilities and supported in communication, training, development, and workload organization.
* Demonstrate professional behaviour in health and safety, organisation, conduct, quality of work, and professionalism.


What You’ll Need

* Extensive experience working to an established build programme and managing priorities on challenging sites.
* Proven ability to deliver weekly targets through proactive organisation of the labour force and promoting teamwork.
* Excellent communication and influencing skills to gain commitment and compliance and drive delivery.
* Strong leadership and assertive skills to ensure delivery to high quality standards on site.
* Ability to prioritise tasks proactively to meet changing business needs.
* Strong problem-solving ethic and ability to identify root causes of issues.
* Member of the Chartered Institute of Builders and/or NVQ Level 5 in Construction Management, or time-served tradesman with extensive experience across construction trades.
* In-depth knowledge of construction and housebuilding, and relevant legislative requirements (e.g., health and safety, NHBC, Building Regulations).
* Knowledge of dealing with customers across all stages, including providing information, resolving issues, and clarifying procedures.
