Job Description
The Senior Site Manager is responsible for managing all site operations to ensure the successful delivery of high-quality housing developments within programme, budget, and health and safety standards. This role requires effective leadership, communication and project management skills to coordinate contractors, suppliers, and internal teams on site.
Key Duties and Responsibilities
7. Plan, organise and supervise all site activities to meet project deadlines and quality standards.
8. Ensure compliance with health and safety legislation and company policies.
9. Manage subcontractors and suppliers, ensuring effective communication and contract adherence.
10. Monitor site progress and prepare regular reports for senior management.
11. Control site costs and assist in budget management to achieve financial targets.
12. Resolve on-site issues promptly to minimise delays and disruption.
13. Ensure all site inspections and tests are conducted in accordance with regulatory requirements.
14. Maintain excellent client and stakeholder relationships through clear and professional communication.
15. Promote a culture of continuous improvement and quality assurance on site.
16. Support the development of junior site staff through mentoring and guidance.
Required Qualifications
17. Site Management Safety Training Scheme (SMSTS) certificate
18. National Vocational Qualification (NVQ) Level 6 in Construction Site Management or equivalent
19. Construction Skills Certification Scheme (CSCS) card
20. Valid First Aid qualification
21. Full, clean driving licence
Experience
22. Proven experience managing traditional house building projects, preferably high-specification developments.
23. Experience working within a fast-paced construction environment with responsibility for multi-disciplinary teams.
24. Demonstrable track record of delivering projects safely, on time and within budget.
Knowledge and Skills
25. Comprehensive knowledge of construction methods, materials and regulations relevant to residential developments.
26. Strong leadership and team management skills.
27. Excellent communication and interpersonal skills, able to liaise effectively with clients, subcontractors and colleagues.
28. Competent in using project management and reporting software.
29. Ability to interpret technical drawings, specifications and contract documents.
30. Strong problem-solving and decision-making abilities under pressure.
Working Conditions
31. Based on site in Norwich, with regular presence required during standard working hours.
32. Occasional requirement to work extended hours to meet project deadlines.
33. Work involves exposure to typical construction site environments, including variable weather conditions.
34. Use of personal protective equipment (PPE) is mandatory at all times on site.
35. Occasional travel within the region to support other projects may be required.
