People Professional | Director of People and Culture
M&D Care are seeking to appoint an experienced professional as Head of Estates, managing the Estates and Facilities department. The main purpose of the role is to lead and develop an effective and efficient estates team to proactively maintain, improve and protect M&D Care’s property portfolio for the future.
We are looking for a Head of Estates to deliver to the highest possible standards. Developing an estates and facilities strategy, which is innovative and responsive to meet current and future demands.
The ideal candidate will be able to evidence effective estates management, working with contractors, experience of managing projects and maintenance and have a proven record of effective change management and continuous improvement.
The Role:
The Estates and Facilities department provide a range of professional and technical services for M&D Care’s portfolio of accommodation across South and West Wales. Ensuring the company and its managers are professionally advised on matters of the estate and are supported in the discharge of their statutory obligations with regards to the estate.
As a Head of Estates you will work with the Maintenance Manager leading the responsibility for full buildings and grounds maintenance, as well as small buildings works both internally and externally including ensuring that long term maintenance programmes are budgeted, in place and effective.
What we are looking for in a Head of Estates
The post-holder will be an expert advisor in matters relating to:
The estate, land and property management.
Forecasting and future planning.
Project management.
Facilities Management, including estate maintenance, security, fleet, waste management and fire prevention.
Energy management and sustainability of the estate.
The successful candidate will work with relevant members of the Senior Management and Operations teams to prioritise and plan property strategy and expenditure, to deliver buildings health and safety compliance, and maintenance.
To ensure the measurement and monitoring of Estates and Facilities performance through Key Performance Indicators and to ensure the provision of regular reports to inform on the estates strategy.
Responsible for monitoring works, forecasting and keeping the companies properties appropriately serviced and kept in good repair, creating and maintaining safe, suitable and compliant environments for the provision of providing exceptional quality care services.
Main Responsibilities:
To work with the Company Development Director regarding new builds/service developments and to liaise with site managers and trade.
To work with the Maintenance Manager, to manage various in house and external trade’s people across a portfolio of care homes within the South, West Wales area.
To ensure that the services are compliant with all Health and Safety legislation and regulatory requirements.
To ensure an excellent standard of living environments, which are clean, safe and inviting.
To lead on the procurement and contract management of relevant Estates and Facilities services ensuring that M&D Care’s policies are adhered to and good business practices are maintained.
To take the lead on the green initiative and develop a focused approach to offset our Carbon Emissions, making a positive impact for the future.
To ensure that systems are in place so that risk assessments of all Estates and Facilities practices and designated premises are carried out in accordance with company policies
To be responsible for the management of all fleet vehicles and compile monthly reports communicating defects or concerns.
To select the most appropriate contractors to support the business aims and needs, continually assess the performance of the contractors appointed and keep the list of contractors under ongoing review.
To establish appropriate ways of working with contractors and suppliers, negotiate appropriate contracts, pricing and SLA's to ensure work is carried out to a high standard and costs incurred represent value for money at all times.
To implement and pro-actively manage systems that ensure works are appropriately and competitively quoted for, and the work is completed to an acceptable standard and on time, and the work is carried out cost effectively to agreed rates.
To challenge costs incurred and join up the process of expenditure with Finance, working to strict budgets and also to ensure that we receive the best value for money.
To implement and maintain an efficient reporting system that ensures all key stakeholders in the business are kept fully and appropriately informed of progress on repair and project works, and that the reporting systems help the business effectively manage work through the various stages in a timely and effective manner to support end user satisfaction.
Prepare and present detailed board reports and strategic updates on estates performance, risk, capital planning, sustainability targets, and ongoing projects.
Lead capital improvement projects, refurbishments, and estate developments using structured project methodologies (e.g., PRINCE2), ensuring delivery to time, quality, and budget.
All other tasks commensurate with the role.
Key Attributes:
Able to demonstrate, detailed knowledge of Estates and Facilities technical issues relevant to ensuring compliance with statutory legislation and regulation.
Previous, significant Health and Safety management responsibility.
Proven track record in a similar role gained in a multi-site environment.
An inspiring leader who can engage, excite and communicate clearly to our teams to ensure they enjoy their work, are clear on what they are responsible for and deliver outstanding service to all.
A highly motivated person, with lots of drive and enthusiasm who will thrive on challenge and change and work well under pressure.
A confident communicator across all functions and levels, who presents effectively in both one to one and group situations who can establish key relationships with Senior team colleagues, internal departments and contractors.
Will maintain high standards through attention to detail and accuracy, and delivering excellent service to the business.
Has the ability to successfully manage a diverse range of tasks.
Passionate about making a difference and a real enthusiasm for improving and developing our property portfolio.

Qualifications:
Experience with board reporting and strategic presentations – Desirable
Full UK Driving Licence – Essential
