Site Manager - Modular New Build

Rate / Salary: £350 per day (Ltd) or £70,000 + package (PAYE)
Start: February 2026
Project Duration: Feb 2026 - Dec 2027

Role Overview
We are recruiting on behalf of a long-established education construction specialist delivering high-quality learning environments, fit-outs, bespoke furniture and modular buildings for schools, colleges and universities nationwide. The business offers integrated project delivery from design through to completion with in-house manufacturing and strong client relationships.
We are looking for an experienced Site Manager to lead on a major new build teaching block in Twickenham. You will be the No.1 Site Manager responsible for delivering this technically challenging modular education project under a design & build contract, including demolition, asbestos remediation, groundworks and modular installation, alongside wider infrastructure works by another contractor.
Key Responsibilities
Lead daily site operations to ensure smooth delivery and programme progress
Manage and coordinate subcontractors, suppliers and site labour
Control quality and workmanship across all packages, including modular install
Oversee site health & safety, RAMS and compliance with statutory requirements
Perform contractual administration and respond proactively to live contract issues
Read and check drawings, setting out and level control throughout the project
Liaise with the PM, Design Manager, QS and wider project team
Potentially visit the modular manufacturing facility (Hull) as required
Report progress to senior management and stakeholder Working Conditions
Typical site hours: 07:30 - 18:30 (noisy works permitted 08:00 - 18:00)
Occasional Saturday work may be required
Must be within approx. one hour travel to Twickenham Essential Experience & Skills
Proven track record delivering large new build projects (ideally education/complex)
Strong modular construction experience (essential)
Experience with most of the following packages:
Groundworks and piling
Modular build delivery
M&E coordination and GSHP systems
Brick slip cladding
External works & landscaping
Contractually literate with solid JCT knowledge
Confident setting out works and level checking from drawings
IT-savvy with strong communication and leadership skills Certifications Required - SMSTS - First Aid - Asbestos Awareness - Fire Marshal (desirable) - Temporary Works Coordinator (desirable)
