Full Job Description: Site Manager
The role: The purpose of the role is to ensure that all planned/reactive maintenance and associated activities for the contract and all additional works are delivered as per the agreed KPI and SLA.
Main Duties:
1. Manage the planned and reactive maintenance for the site; ensure materials are ordered on time for the completing of JPs (Job Packs). Continually monitor all activities on site to ensure that all statutory, regulatory, and contractual compliance is met.
2. Complete EWNs/SON as and when needed and ensure they are submitted in good time to avoid contract compliance failure.
3. Check all Sub-Contractor RAMs and Method Statements, highlighting any issues.
4. Arrange for Hire Equipment as required, i.e., Cherry Pickers/MEWPs/Scaffolding and other plant in conjunction with VIVO DM (Delivery Manager).
5. Assist with booking in parts and their allocation to relevant JPs and engineers.
6. Assist in carrying out WHIPs and Retro Inspections, promoting a pro-active safety culture.
7. Conduct periodic checks of operatives to ensure full compliance, including verification of tickets like Gas Safe, VIVO ID, etc.
8. Undertake 6-monthly and 12-monthly PDPs for all operatives, highlighting issues and submitting them to HR on time.
9. Identify training needs for operatives to ensure task delivery.
10. Ensure urgent reactive jobs are completed on time with correct paperwork.
11. Submit all AP requests punctually to avoid delays.
12. Conduct return-to-work interviews for operatives returning from illness.
13. Provide operational data on performance and suggest improvements when requested.
14. Prepare and present site inductions, safety briefings, and toolbox talks.
15. Authorize absences, ensure appropriate cover, and keep the Area Manager informed of all site absences.
16. Be fully conversant with contract details, including IN/OOS (Out of Scope) and IRL (Inclusive Repair Limit) applications for job packs.
17. Ensure new employees are fully inducted and equipped to perform their duties.
18. Participate in interviews and the recruitment of new personnel alongside HR and the Area Manager.
Other Duties:
1. Follow relevant legal requirements as specified in the Station/Client and Company Health and Safety policies.
2. Assist the compliance supervisor in ensuring tools and testing equipment are in date, calibrated, and registered on the asset register.
You will need to have a good understanding of site-based H&S and possess a full clean driving licence and ECS card. Additional qualifications like SMSTS, CDM, or H&S-related subjects are advantageous.
