About the Role:
The Head of Estate and Development will oversee the Estates Division of Blue Triangle, which includes a range of supported accommodation and property types (HMO, owned, leased etc), align our strategies and resultant plans with our Business Plan, ESG and Net Zero objectives and ensure the Estates and Property division provide efficient, timely and high-quality support to teams and supported people across our estate covering Repairs, Maintenance and Health and Safety. This role is based at our Glasgow central support office and involves working 35 hours per week.
Main Responsibilities:
1. Develop and implement refurbishment and improvement programmes as identified in stock condition surveys, capital and net zero plans
2. Plan and oversee delivery of capital work, ensuring alignment to priorities and budget constraints, delegating to property team members as required
3. Work alongside the Head of Finance to develop budgets/spend across the estate’s portfolio, with accountability to monitor performance measures and targets for approval as directed through scheme of delegation
4. Ensure compliance with regulation, legislation and statutory obligations within remit
5. Lead on new property investment ranging from direct purchases from market, auctions, empty homes and including new build opportunities
6. Manage and oversee strategic relationship with development partners, generating proposals, viewing and reviewing sites and site plans, building business cases and understanding ROI models
