We are a leading main contractor specialising in luxury residential construction, seeking an experienced Site Manager or Senior Site Manager to join our team. You will lead delivery on high-end and super-prime residential projects across Surrey, including exclusive new-build mansions, gated estates, and premium apartment/house collections in prime locations such as Guildford, Ascot/Sunningdale, Wentworth, Esher, Cobham, Weybridge, Virginia Water, and surrounding affluent areas.
Reporting to the Project Manager / Contracts Manager, you will take full ownership of site operations, ensuring impeccable safety, quality, programme adherence, and commercial performance on prestigious schemes valued from multi-million-pound family homes to ultra-luxury estates. Key Responsibilities
* Lead complete on-site delivery for luxury residential projects, coordinating labour, plant, materials, and specialist subcontractors to meet exacting programme, budget, and client standards.
* Manage and inspire site teams (operatives, foremen, trades, and subcontractors) to achieve superior craftsmanship and efficiency in a high-performance, collaborative culture.
* Champion best-in-class health, safety, and environmental compliance — delivering inductions, toolbox talks, dynamic risk assessments, audits, and full adherence to CDM 2015 and luxury-site protocols.
* Track and report progress rigorously; anticipate risks/delays, drive mitigation/recovery plans, and escalate strategically to maintain timelines on high-value schemes.
* Oversee subcontractor relationships, progress meetings, variations, and commercial controls to protect margins while upholding premium specifications and finishes.
* Maintain meticulous site records — daily diaries, photographic/progress logs, quality/compliance documentation, snagging/handover packs, and client-facing reports.
* Enforce uncompromising quality assurance to exceed luxury specifications, deliver flawless handovers, and surpass ultra-high-net-worth client expectations.
* Represent the company professionally in client, consultant, architect, and stakeholder interactions, resolving issues decisively on exclusive developments.
* Demonstrate flexibility across Surrey sites as the luxury portfolio evolves (e.g., Guildford urban premium to Ascot/Sunningdale country estates).
Requirements
* Proven track record as a Site Manager, Senior Site Manager, or equivalent on high-end residential or super-prime projects (luxury new-builds, mansions, gated estates, or premium developments preferred).
* Valid SMSTS certification
* Valid CSCS (or equivalent senior-level card)
* First Aid at Work certification
* Extensive knowledge of UK construction techniques, CDM regulations, health & safety legislation, and luxury-site best practices (e.g., high-spec finishes, bespoke elements).
* Exceptional leadership, communication, negotiation, and problem-solving skills — adept at managing teams in demanding, client-focused environments.
* Strong commercial awareness, with experience in programme delivery, cost control, and protecting high-value project outcomes.
* Full UK driving licence and own transport (essential — role requires travel across Surrey sites in areas like Guildford, Ascot, Sunningdale, Weybridge, and Esher).
* Right to work in the UK.
