Job Description
The Role
You'll lead the on‑site delivery of the ventilation and ductwork package within a live office fit‑out, ensuring safety, quality, programme and coordination with the principal contractor and other trades. You’ll manage subcontract labour, oversee RAMS/permits, drive weekly look‑ahead planning, and hand over a fully tested and commissioned system with complete QA/O&M documentation.
Key Responsibilities
* H&S leadership: Daily briefings, RAMS review/approval, permits to work (incl. hot works, working at height), near‑miss/incident reporting, toolbox talks.
* Programme control: 2‑week look‑ahead planning, track progress vs programme, recover slippage, sequence risers/plantrooms/ceilings to protect critical path.
* Quality assurance: Install to spec and drawings; implement ITPs/snags; verify ductwork per DW/144 standards; coordinate fire dampers, VAVs, grilles, flexible connections, access panels.
* Coordination: Chair/attend daily whiteboard and weekly progress meetings; interface with PC, electrical, ceilings, sprinkler and fire alarm trades; manage clash resolution.
* Materials & logistics: Call‑off and control deliveries; booking‑in, off‑loading, storage, waste management; maintain material trackers; manage variations.
* Testing & commissioning: Pre‑commission checks, pressure/leak tests, air balancing with commissioning engineers; witness tests; sign‑offs and handover.
* Documentation: As‑built mark‑ups, red‑lines, snag lists, QA packs, O&M input; daily diaries and photo records; progress reports.
* Stakeholder management: Maintain professional site presence; manage client/tenant sensitivities in a commercial environment.
Must‑Have Experience
* Proven Site Manager (or Mechanical/M&E Site Manager/Supervisor) background on commercial office fit‑outs.
* Hands‑on delivery of ventilation/ductwork (HVAC) packages—risers, plantroom ducting, FCUs/AHUs interfaces, fire/smoke dampers, diffusers, ceiling coordination.
* Confident reading M&E drawings, schematics, and builder’s works details; raising RFIs and managing change.
* Track record of QA, commissioning support and closing out snags to deadlines.
* Strong short‑term planning and subcontractor supervision.

* SMSTS (or SSSTS with strong experience)
* CSCS (Managers/Professionally Qualified)
* First Aid at Work
* Asbestos Awareness (UKATA)
* PASMA/IPAF desirable
* Fire marshal training desirable

* Proactive, calm under pressure, excellent communicator with trades and client teams.
* Detail‑driven on safety/quality, but pragmatic on programme and sequencing.
* Able to lead night or weekend shifts when required for critical activities.
