Job Description
1. Serve as the owner's dedicated representative throughout all project phases: planning, design, procurement, construction, inspections, and final close-out.
2. Work closely with architects, engineers, contractors, subcontractors, and other stakeholders on behalf of the owner; coordinating and overseeing project team activities.
3. Manage project budgets and costs: track spending, control costs, evaluate change orders, and ensure financial compliance with approved budgets.
4. Oversee and monitor project schedules, ensure timely completion of deliverables, manage milestones, and handle scheduling conflicts.
5. Conduct regular site inspections, review work quality and compliance with design specifications, building codes, and safety standards.
6. Review, negotiate, and manage contracts with contractors, vendors, and consultants, ensuring terms align with owner's interests.
7. Facilitate clear communication between all project stakeholders and the owner: maintain documentation, lead meetings, provide progress reports, and flag potential risks/issues early.
8. Serve as the owner's advocate: protect owner's interests, mitigate risks, and guide decision-making through all phases.

The Successful Applicant
A successful Development Director should have:
9. Bachelor's degree (preferred) ideally in Construction Management, Engineering, Architecture, Real Estate Development, or a related field.
10. Substantial experience (5-10+ years preferred) managing mid- to large-scale commercial or multifamily residential construction projects ideally with prior experience as an owner's representative, developer's construction manager, or similar
11. Strong knowledge of construction means, methods, materials, building codes/regulations, and industry best practices.
12. Proficiency with project management tools/systems, contract administration, budgeting, scheduling, change order management, and documentation practices.
13. Excellent communication, negotiation, leadership, and interpersonal skills; able to serve as effective point-of-contact among owners, architects, contractors, and vendors.
14. Demonstrated ability to manage multiple tasks/projects simultaneously, make sound decisions, anticipate risks, and proactively resolve issues.
