Job Description
The Site Manager is responsible for the overall management and supervision of construction activities on site, ensuring projects are delivered safely, on time, within budget, and to the required quality standards. This role requires close coordination with contractors, suppliers, and clients to maintain effective communication and manage resources efficiently. The Site Manager oversees all aspects of new build housing construction, including site set-up, health and safety compliance, progress monitoring, and problem resolution.
Key Duties and Responsibilities
7. Manage and supervise on-site construction activities to ensure compliance with project specifications, schedules, and quality standards.
8. Implement and maintain health and safety procedures to ensure a safe working environment for all personnel on site.
9. Coordinate with subcontractors, suppliers, and clients to ensure effective communication and timely delivery of materials and services.
10. Monitor progress against the project programme and report on performance, identifying and resolving any issues or delays.
11. Manage site resources, including labour, materials, and equipment, to optimise efficiency and control costs.
12. Maintain accurate site records, including daily reports, risk assessments, method statements, and site diaries.
13. Ensure compliance with relevant construction regulations, building codes, and company policies.
14. Lead site meetings and liaise with design teams and project managers to facilitate smooth project delivery.
15. Conduct regular site inspections to assess workmanship and ensure quality control.
Required Qualifications
16. SMSTS (Site Management Safety Training Scheme) certification
17. Valid Construction Skills Certification Scheme (CSCS) card
18. First Aid certification
19. Full, clean driving licence
Education
A relevant construction-related qualification at Level 3 or above is preferred. This may include a National Vocational Qualification (NVQ) or equivalent in construction site management or building studies.
Experience
20. Proven experience as a Site Manager within the construction industry, specifically in new build housing projects.
21. Demonstrable track record of successfully managing multiple sites or large-scale residential developments.
22. Experience in health and safety management and regulatory compliance on construction sites.
23. Experience in managing subcontractors and liaising with clients and suppliers.
Knowledge and Skills
24. Comprehensive knowledge of construction methods, materials, and processes related to new build housing.
25. Strong understanding of health and safety legislation and best practises in construction.
26. Excellent organisational and time management skills.
27. Effective communication skills, both written and verbal.
28. Ability to read and interpret technical drawings and specifications.
29. Competent in the use of construction management software and Microsoft Office applications.
30. Problem-solving skills and the ability to work under pressure to meet deadlines.
Working Conditions
The role requires frequent presence on construction sites in the West Midlands area, including Warwickshire and Bedworth. The Site Manager works full-time hours, with occasional requirements for extended or flexible hours to meet project demands. The role involves working outdoors in varying weather conditions and requires adherence to all health and safety protocols. Use of personal protective equipment is mandatory. Travel between sites and to supplier or client locations is expected as part of the role.
