Job Description: Site Manager – High-End Residential Refurbishments (Maida Vale & Finsbury Park)

Job Title: Site Manager

Location: Maida Vale (W9) & Finsbury Park (N4), London

Employment Type: Full-time, site-based (multi-site management)

Salary: Freelance, Competitive, based on experience

About the Role:

We are seeking an experienced and highly organised Site Manager to oversee the delivery of two concurrent refurbishment projects in London:

* A heritage property refurbishment in Maida Vale, where structural works are nearing completion and the project is entering the next phase of fit-out, finishes and detailing. This is a high end HMO fit out consisting of 10 bedrooms.
* A major refurbishment in Finsbury Park, where strip-out is complete and demolition is beginning, This is an strip out an extension and conversion into four flats.

The successful candidate will take both projects from their current stages through to completion, ensuring delivery on programme, within budget, and to the highest quality standards.

This role requires a hands-on manager with proven experience in managing multiple live sites, liaising with subcontractors and direct labour, maintaining strict health & safety compliance, and managing client/consultant relationships.

Key Responsibilities:

Project & Programme Management

* Oversee daily operations across both sites, ensuring works progress in line with the agreed programme.
* Monitor and track project schedules, sequencing, and critical path activities.
* Work closely with Contracts Manager and Directors to ensure key milestones are achieved.

Cost & Budget Control

* Monitor site costs against budget, reporting variances and managing corrective actions.
* Manage procurement of materials and plant, ensuring value for money.
* Prevent waste, rework, and unnecessary expenditure on site.

Health, Safety & Compliance

* Implement and enforce health & safety policies in line with CDM Regulations and HSE requirements.
* Carry out site inductions, toolbox talks, RAMS reviews, and regular inspections.
* Ensure safe working practices, especially on demolition, structural, and heritage-sensitive works.

Quality & Standards

* Maintain high standards of workmanship across all trades, with particular attention to detail on heritage finishes.
* Coordinate QA inspections, snagging, and sign-offs at each stage.
* Ensure compliance with Building Regulations, British Standards, and planning/listed building conditions.

Subcontractor & Labour Management

* Supervise, coordinate, and motivate subcontractors and direct operatives.
* Manage labour levels, productivity, and allocation across both sites.
* Resolve site issues quickly to prevent delays.

Client & Consultant Liaison

Act as main site point of contact for clients, architects, engineers, and specialist consultants.

* Attend and chair site meetings, providing clear progress updates.
* Maintain professional communication, building strong working relationships.

Documentation & Reporting

* Maintain accurate daily site diaries, progress photos, and reports.
* Track and issue variations, delay notices, and progress claims in coordination with the commercial team.
* Ensure all statutory inspections (building control, structural, fire, M&E) are coordinated and signed off.

Candidate Requirements

* Minimum 5+ years' experience as a Site Manager on high-end residential refurbishments, ideally with heritage experience.
* Strong knowledge of structural works, demolition, fit-out, and finishes.
* Proven ability to deliver projects on time and within budget.
* Excellent understanding of UK construction regulations, CDM, and H&S compliance.
* Experience managing multiple sites simultaneously.
* Strong leadership, organisational, and communication skills.
* IT literate – comfortable with MS Project / Asta / site reporting software.
* SMSTS, First Aid, CSCS Black/Gold Card (or equivalent) essential.
