About the Role As Head of Estates, you will be the senior engineering authority across the Coventry and Rugby hospital estates. You will lead the delivery of all engineering, building services, and infrastructure operations — ensuring the estate remains safe, compliant, efficient, and fully aligned with the requirements of the PFI Facilities Management Agreement .
Your leadership will directly support clinical services, safeguard critical systems, and drive long-term capital and lifecycle planning. You will also play a pivotal role in sustainability, innovation, and the strategic development of the estate.

Key Responsibilities Lead and manage all engineering and building services, ensuring full statutory compliance and operational excellence.
Oversee the development and delivery of annual capital and lifecycle plans in line with PFI contractual obligations.
Provide authoritative technical leadership, ensuring adherence to HTMs, HBNs, SFG20, CIBSE guidance, and all relevant NHS and statutory standards.
Ensure robust delivery of the planned preventative maintenance programme, minimising service failures and deductions.
Maintain a fully competent workforce with appropriate Authorised/Responsible/Competent Persons in place.
Govern the design, procurement, and delivery of capital and lifecycle projects, ensuring compliance with governance processes and PFI change mechanisms.
Uphold Standing Financial Instructions and negotiate contracts with third‑party providers.
Drive value engineering, standardisation, and sustainability across the estate.
Lead and develop a high‑performing team, embedding strong training, succession planning, and performance management.
Ensure compliance with the Mitie Integrated Management System, including audits, risk assessments, and statutory inspections.
Manage budgets in partnership with Finance, ensuring value for money and financial control.
Provide expert advice to the Project Company, supporting risk reduction and policy development.
Lead on Health & Safety compliance across all estates functions.
Deliver PAM and ERIC returns and contribute to performance metrics and quality standards.
Maintain strong communication with the Trust, Project Company, and internal teams, ensuring transparency and collaborative working.
What We’re Looking For This role requires a proven senior engineering estates leader with substantial experience in acute healthcare and PFI contract environments.
Degree in Mechanical, Electrical, or Building Services Engineering
Chartered Engineer (or working towards)
Extensive experience working within a PFI Facilities Management environment
Deep knowledge of HTMs, NHS compliance frameworks, engineering systems, and statutory requirements
Strong leadership, strategic planning, and stakeholder management skills
Ability to manage complex engineering risks, critical systems, and high‑value capital/lifecycle programmes
