Site Manager - Cumbria - Affordable Housing Focus

We are seeking an experienced Site Manager capable of leading with purpose, driving efficiency, and delivering high-quality results. This is a Duval exclusive role, recruited by Amy.

This role involves working on a complex new build project on a cleared site, with a primary focus on affordable housing. Housing experience is essential; commercial experience is a plus. You will manage a team of trusted subcontractors, so subcontractor management skills are crucial. Take ownership to keep everything on track, on time, and within budget.
The Role:
* Oversee daily on-site operations, ensuring safety, compliance, and timely completion
* Manage subcontractors and suppliers across all trades for efficient delivery
* Drive the build programme proactively with a solutions-oriented approach
* Conduct site inspections ensuring compliance with H&S and building regulations
* Maintain accurate site records: progress reports, labour, materials, and snagging
* Act as the main point of contact for subcontractors and internal teams
* Read and interpret technical drawings and specifications confidently
* Report directly to the Construction Manager, providing updates and early risk identification
* Take ownership of a site comprising 9 houses and 9 apartments, all affordable housing
The Ideal Candidate:
* 5+ years of experience as a Site Manager, ideally in housing and small commercial/residential projects
* Strong background in affordable housing and partnership projects (e.g., Housing Associations)
* Proven ability to manage subcontract packages and deliver high-spec projects under pressure
* Valid SMSTS, First Aid, and CSCS cards
* Excellent leadership and communication skills on-site
* Experience managing complex builds from demolition to completion
* Ability to work independently with professionalism and commercial awareness
* Available to start within 4 weeks or sooner
