Overview:
We are seeking an experienced Freelance Site Manager to oversee a residential development project involving the demolition of existing garage structures and the construction of six traditionally built houses. This is an excellent opportunity to take ownership of a small but complex site with unique logistical considerations.
Key Responsibilities:
1. Manage day-to-day site operations from demolition through to project completion
2. Coordinate subcontractors, trades, and suppliers to ensure smooth project delivery
3. Ensure works are completed safely, on time, and within budget
4. Maintain high standards of quality control throughout all phases of construction
5. Oversee site health & safety, ensuring compliance with all regulations and company policies
6. Manage site logistics, including deliveries, access constraints, and material storage
7. Liaise with clients, consultants, and local authorities as required
8. Maintain accurate site records, including progress reports and site diaries
Project Scope:
9. Demolition of existing garage blocks
10. Groundworks and infrastructure
11. Construction of 6 traditionally built residential units
12. Associated external works and finishing
Requirements:
13. Proven experience as a Site Manager on residential new build projects
14. Strong understanding of traditional construction methods
15. Demonstrated experience managing projects with logistical challenges (e.g. restricted access, tight sites, urban environments)
16. SMSTS certification (essential)
17. CSCS Card (essential)
18. First Aid at Work (preferred)
19. Strong leadership and communication skills
20. Ability to problem-solve and manage multiple workstreams effectively
Desirable:
21. Experience delivering small to medium-sized housing developments
22. Knowledge of local authority requirements and building regulations
