Job Details
Equans is looking for a Site Manager to join our team at Venture House, Greasbrough Street, Rotherham S60 1RF. This is a full‑time, permanent role with a £30,000 salary per annum and a benefits package.
Working Hours
Monday to Friday. Any 8 hours between 6:00am and 10:00pm, with a 1‑hour unpaid lunch.
Responsibilities
* Be responsible for the day‑to‑day running and security of the site.
* Ensure all safeguarding requirements are met, including all relevant training.
* Lead a team of multi‑skilled caretakers to provide an exceptional service to all project stakeholders.
* Provide an effective, efficient reactive and planned maintenance service for the school, upholding the required standards outlined in the PFI Performance Management document.
* Manage Equans staff, along with all contractors/sub‑contractors on site, ensuring all Health and Safety /Equans procedures and policies are upheld.
* Ensure all site records are kept up to date, including PPMs, Work Orders, Site Log Books and Visitor/Induction records.
* Ensure all Work Orders are closed off / updated correctly in relation to their sites.
* Undertake general caretaking duties, which include but are not limited to porter services (i.e. deliveries, exam set‑ups); reactive cleaning (bodily fluid spillage); general maintenance (changing lamps, replacement ceiling tiles); carrying out planned maintenance activities (Legionnaires checks, door condition checks, light switch checks, etc.) working in all weathers (litter picking, gritting, leaf removal).
* Provide regular support to the school to enable its ability to deliver the teaching curriculum, and communicate with school representatives.
* Undertake and record statutory and mandatory planned maintenance duties.
* Log reactive maintenance tasks on the Helpdesk.
* Proactively carry out a daily regime of ‘find it, fix it’ or report it to the Helpdesk, ensuring it is followed up and fixed within our service level agreement.

Qualifications
* Able to promote good customer relationships
* Have safeguarding experience in an education environment
* Have a proven track record of practical maintenance skills
* Have a good understanding of building services such as boilers, heating, lighting, and water management
* Have good knowledge of Health and Safety
* Have the ability to follow site and company policies and procedures
* Have strong communication skills, able to converse with people at all levels
* Have a sound understanding of services and plant to be maintained within the building
* Live within 30 minutes of the site to provide reactive call‑out cover if required
* Good IT skills (desirable)
* Full valid UK Driving Licence
* Evidence of a right to work in the UK
Additionally, a full enhanced DBS clearance will be required before taking up the position.
