What you’ll be doing

Within the Construction environment, think about buying materials, managing big projects, ensuring health and safety and customer service. At any given time you’ll find us working on some 400 developments in both towns and rural areas across the UK, each presenting unique challenges – from brownfield sites to adapting existing buildings such as old factories or disused hospitals.

Responsible to the Contracts Manager you will manage the construction of a development, including all associated pre‑ and post‑housebuilding works, ensuring targets are met for health and safety, delivery, quality, customer care, and cost.


Responsibilities

* Ensuring compliance on site at all times with health and safety, NHBC standards, building regulations and overall quality standards.
* Co‑ordinating labour and resources to deliver the build programme, proactively scheduling trades to optimise delivery.
* Managing material levels to maintain minimum stock while meeting the site programme and efficiently employing labour.
* Building all plots to the highest standard of quality, complying with NHBC, Building Regulations, range specifications and best practice.
* Undertaking company‑directed quality control procedures, inspections and rectifying defects to avoid extra cost, delays or quality reduction.
* Monitoring and controlling production cost, approving payments to contractors and trades where appropriate.
* Initiating and attending plot inspections with the Local Building Inspector or NHBC, taking corrective action to secure a minimum of RI's/BRI's.
* Carrying out toolbox talks and on‑site briefings to influence, gain commitment and drive best practice.
* Displaying a proactive approach to risk mitigation, sequencing and overall quality on site.
* Liaising proactively with internal departments, external suppliers and partners to achieve the build programme.
* Working with sales through regular sales/build meetings to ensure a smooth delivery of homes to customers.
* Delivering a high‑standard of site presentation at all times.
* Conducting New Home Tours with the Sales Advisor and customer(s) to demonstrate the home, answer questions and rectify issues before Legal Completion.
* Supporting the Contracts Manager to ensure the on‑site Construction team is fully resourced, directed and supported in communication, training and development, and in managing workload and resources.
* Showing a good behavioural example in all aspects of health and safety, organisation, conduct, quality of work and professionalism.


What you’ll need

* Extensive experience of working to an established build programme and managing key priorities on challenging sites.
* Proven ability to consistently deliver weekly targets through proactive organisation of the labour force and promotion of team working ethic.
* Excellent communication and influencing skills to gain commitment and compliance and drive delivery.
* Demonstrated good leadership and assertive skills to ensure optimum delivery to the highest quality standards on site.
* Ability to prioritise tasks proactively to anticipate and meet changing business needs.
* Strong problem‑solving ethic, and ability to identify the root cause of a problem.
* Member of the Chartered Institute of Builders and/or qualified to NVQ level 5 in Construction Management, or a time‑served tradesman with considerable experience of the full range of construction trades.
* In‑depth knowledge of all aspects of construction and housebuilding, and relevant legislative requirements such as health and safety, NHBC requirements and Building Regulations.
* Thorough knowledge and well‑rounded experience of dealing with customers and potential customers in all aspects, including providing information and advice, resolving customer issues, and confirming company procedures.
