About the Role - Freelance We are seeking an experienced Site Manager with an SMSTS / SSSTS qualification to oversee and manage day-to-day operations on a residential and commercial building projects in and around Hemel Hempstead. The role will focus on delivering Renovations, extensions, and refurbishments to the highest standards of quality, on time, safely, and within budget. Key Responsibilities · Oversee day-to-day site operations, ensuring works are delivered safely, efficiently, and in compliance with HSE regulations. · Lead and coordinate site teams, subcontractors, and trades to deliver residential and commercial building works including but not limited to foundations, brickwork, roofing, joinery, plumbing, electrics, and finishes. · Place and manage material orders to ensure the right supplies are on site when required. · Ensure site cleanliness, tidiness, and organisation are maintained at all times. · Carry out and record site inductions, toolbox talks, and daily briefings with an emphasis on safety and quality. · Monitor and enforce compliance with CDM regulations and client requirements. · Develop short-term plans and sequencing to ensure daily tasks are completed in line with the agreed programme. · Track progress against the overall construction programme, identifying risks or delays early and putting corrective measures in place. · Take responsibility for ensuring works are completed daily to specification and programme requirements. · Make decisions confidently on-site and agree practical solutions with subcontractors and clients to keep projects moving forward. · Identify, report, and resolve any scope gaps or missing details in drawings/specifications. · Maintain accurate site records including daily diaries, progress reports, snagging lists, and compliance documentation. · Manage site logistics, deliveries, and waste disposal efficiently to minimise disruption. · Drive high standards of workmanship, compliance, and client satisfaction. Requirements · Valid SMSTS (Site Management Safety Training Scheme) – SSSTS may be considered. · Proven background in residential / commercial construction (new-builds, extensions, refurbishments, or small developments). · Strong knowledge of CDM / Building / HSE regulations and compliance standards. Experience in ordering and managing materials, with an ability to plan ahead. · Demonstrated ability to follow programmes, set daily targets, and ensure works are delivered on time. · Confident decision-maker able to agree practical solutions on-site. · Awareness of scope gap issues and ability to flag/resolve them effectively. · CSCS (Black or Gold) card holder (preferred). · First Aid at Work qualification · Full UK driving licence and flexibility to travel as required. · Excellent communication and leadership skills, able to coordinate multiple trades. · Strong organisational skills with a focus on site cleanliness, compliance, and productivity.
