Sales Executive

Watford initially, then site-based to suit business needs

£34,000 basic salary plus competitive commission

Contract 12-month FTC (with potential to become Permanent), Full Time

Tuesday to Sunday to fit with business needs and can involve evenings (flexibility needed)

With a growing pipeline of new developments, we are recruiting a Sales Executive to join our small but ambitious Sales team. We are looking for someone who can deliver high volume sales of newly built Shared Ownership homes both off plan and build complete. Capable of working at pace and achieving targets you will lead the frontline sales performance and input into strategies to ensure leads are delivered to site for you to nurture from initial enquiry to reservation and onto completion. You will have an eye for detail and have full responsibility for site presentation and have the customer journey at the heart of all you do and be an ambassador for Thrive Homes. We are looking for someone with off-plan sales experience, able to develop strong relationships with customers and key stakeholders to ensure our ambitious sales targets are met

Initially this position is based at Garston Parkside in Watford with the intention of being sold out in Q2 25/26 and moving onto Abbey Barn Park in High Wycombe.

Commission: £100 per plot – 100% at completion per plot that completes within 45 days of reservation to exchange, if reservation to exchange is 46 -60 days the 100% completion commission per plot will be £75 and if from 61 days to 75 days reservation to exchange £50.

Other Responsibilities:

* To be responsible for frontlines sales performance for Shared Ownership, and any other sales related products offered by Thrive Homes.

* Managing customer enquiries via the telephone and online platforms and updating accurately online platforms and documents.

* Regularly contact prospective purchasers from the database and ascertain their level of interest.

* Provide excellent conversion rates from sales lead to reservation.

* Provide an effective sales operation, maximising sales and progressing them through to completion, whilst delivering high standards of service at all times and delivering sales within tight timescales.

* Provide excellent customer service and guide buyers through the process from initial enquiry, through to sales completion as the main point of contact. Build strong, professional relationships with customers to ensure their needs are being met with an excellent service.

* Drive sales for new build homes, particularly within affordable housing schemes.

* Guide potential buyers through the shared ownership process, ensuring they understand the eligibility criteria. Ensure buyers re assessed and confirmed as qualifying as eligible and affordability is in line with the Homes England and all compliance with regulatory requirements are met to audit standard for shared ownership and other products.

* Ensure excellent record keeping for Homes England and internal audits.

* Work independently on-site, to meet and where possible exceed sales targets.

* Proactively identify and remediate risks and carry out lessons learnt exercises.

* Build and maintain in depth knowledge of the Housing sector, housing development, design, competitors and drivers both locally and nationally. Keep abreast of regulatory and policy changes.

Requirements:

* You can demonstrate a track record of delivery against our key deliverables, or a level of experience that can be built upon to develop and fulfil the full brief.

* Your ability to demonstrate our core behaviours is as important as technical expertise.

* You must be able to support a culture founded in trust and respect for everyone.

* Experience of the property sales and marketing process, including legislation.

* A good knowledge of Shared Ownership and other products, including Private Sale.

* Strong customer service skills, negotiation skills and communication skills (both oral and written) to a wide variety of audiences

* Proactive, solution focused, self-motivated individual that is driven to achieve and exceed sales targets

* Experience of meeting and exceeding sales targets, including reservation, exchange and revenue targets/timelines

* Experience of working with solicitors, mortgage brokers, surveyors and agents.

* Experience of working with internal and external parties in relation to sales related matters.

* The ability to travel and work flexibly in different locations, including working Sundays and evenings (as pre business needs/requirements)

* Competent in using sales related systems, CRM systems and Microsoft Excel

* Confidence to work remotely, run sales offices on sites and represent sales and the wider company brand

* Presentable and professional at all times

* Knowledge of Capital Funding Guide requirements and ability to deliver schemes that meet Homes England audit requirements.

This role is subject to a Basic DBS check and will require a full UK driving license and access to a vehicle.
