We are seeking an experienced Fit-Out Site Manager with an SMSTS qualification to oversee and manage internal refurbishments and fit-out works on a secure live project at HMP Ranby. This role requires a strong background in delivering high-quality fit-out packages, ideally within secure environments such as prisons, custodial facilities, or similarly complex sites. The successful candidate will be responsible for ensuring all works are delivered safely on time, to specification, and within budget while managing the unique challenges of working in a secure environment, involving delivery, stock inventory, programmed works, stakeholder management etc. Key Responsibilities Oversee day-to-day fit-out and refurbishment operations, ensuring compliance with health, safety, and security standards. Lead and coordinate site teams, subcontractors, and trades to deliver works including (but not limited to) partitions, ceilings, M&E installations, joinery, HVAC, IPS and finishes. Manage site inductions, toolbox talks, and daily briefings with an emphasis on security and access protocols. Ensure compliance with CDM regulations, client specifications, and Ministry of Justice (MoJ) security requirements. Coordinate closely with project managers, client representatives, and custodial staff to ensure seamless delivery. Review method statements and risk assessments (RAMS), implementing safe systems of work specific to secure environments. Maintain accurate site records including daily diaries, progress reports, security checks, and quality documentation. Manage site logistics, material deliveries, and waste removal with consideration for restricted site access. Drive high standards of quality finishes, security compliance, and workmanship. Ensure works are completed in line with drawings, specifications, programme, and MoJ requirements. Requirements Valid SMSTS (Site Management Safety Training Scheme) certification. SSSTS may be considered. HVAC / IPS experience a must Proven background in internal fit-out / refurbishment projects, preferably within the prison or secure facilities sector. Strong knowledge of HSE CSCS (Black or Gold) card holder First Aid at Work qualification NVQ Level 6 Construction Management Full UK driving licence and flexibility to travel (where necessary) Excellent communication and leadership skills, with the ability to engage both subcontractors and custodial staff. Experience managing projects in occupied or high-security live environments. There will be a requirement to undergo a Vetting process which could take up to 6 weeks.
