Job Title: Maintenance and Voids Site Manager
Reports to: Contracts Manager
Location: Carmarthenshire
Summary:
We are seeking an experienced and proactive Maintenance and Voids Site Manager to oversee the effective delivery of maintenance works and the management of void properties. The successful candidate will ensure that all projects are completed safely, on time, within budget, and to a high standard of quality. This role requires a strong leader with excellent organisational skills, a solid understanding of construction and maintenance practices, and the ability to manage teams and subcontractors efficiently.
Key Responsibilities
Operational Management
* Oversee day-to-day site operations for both maintenance and voids projects.
* Manage teams of tradespeople, contractors, and subcontractors to ensure efficient delivery of works.
* Monitor progress against schedules, addressing delays and reallocating resources as required.
* Ensure that properties are turned around quickly and cost-effectively to meet client expectations.
Compliance & Safety
* Ensure compliance with health and safety regulations, company policies, and statutory requirements.
* Conduct regular site inspections to maintain quality standards and safe working environments.
* Manage risk assessments, method statements, and ensure appropriate permits to work are in place.
Client & Stakeholder Liaison
* Act as the main point of contact for clients, tenants, and other stakeholders.
* Provide regular updates on progress, costs, and project milestones.
* Resolve issues efficiently and maintain excellent customer service standards.
Financial & Administrative Duties
* Control budgets and monitor project costs to achieve value for money.
* Ensure accurate record-keeping, reporting, and documentation of all works.
* Assist in preparing tenders, cost forecasts, and resource planning.
Team Leadership
* Supervise and support site staff, providing clear direction and coaching.
* Monitor workforce performance and address any issues proactively.
* Foster a positive, collaborative working environment.
Skills and Qualifications
* Proven experience as a Site Manager or similar role within maintenance, construction, or housing.
* Strong knowledge of building maintenance, void property management, and construction processes.
* Excellent leadership and people management skills.
* Strong communication and negotiation abilities.
* Solid understanding of health and safety regulations.
* Ability to manage budgets and deliver cost-effective solutions.
* Proficient in IT systems and reporting tools.
* Relevant qualifications (e.g., SMSTS, CSCS, NVQ in Construction Management or equivalent).
