We are currently recruiting for a Roofing Site Manager to join our team covering the Swindon area.
Role Overview:
As Roofing Site Manager, you will take full operational responsibility for the safe, compliant, and efficient delivery of roofing projects across social housing contracts.
This role will focus on:
* Planned roofing replacement programmes
* Reactive and cyclical roofing works
* Roof renewals as part of retrofit and energy efficiency upgrades
* Associated works including insulation, guttering, fascia/soffits, and rainwater goods
You will act as the face of Cardo on site — managing subcontractors, liaising with residents, and ensuring all works are delivered to the highest standards of quality, safety, and value.
Responsibilities:
* Deliver roofing projects within agreed budgets and programmes
* Manage day-to-day site operations and subcontractor performance
* Ensure works comply with drawings, specifications, and manufacturer guidelines
* Monitor quality of installations including flat roofs, pitched roofs, and associated systems
* Ensure compliance with PAS2030/MCS (where applicable to insulation/retrofit works)
* Oversee scaffolding, edge protection, and working-at-height safety measures
* Maintain full health & safety compliance including RAMS, toolbox talks, and audits
* Manage risk, plant, materials, and labour resources effectively
* Ensure compliance with Building Regulations and fire safety requirements
* Maintain awareness of roofing systems (felt, GRP, EPDM, liquid systems, slate/tile, etc.)
* Ensure compliance with Section 20 leaseholder consultation (where required)
* Keep accurate records for auditing purposes in line with Cardo procedures
* Act as the main point of contact on site for residents and clients
* Provide clear and concise updates in both technical and non-technical language
* Support customer liaison officers in resident engagement meetings
* Manage complaints professionally and see them through to resolution
* Build strong working relationships with residents, clients, supply chain partners, and internal teams
You Will Need:
•Minimum 5 years’ site management experience within roofing or external envelope works
•Strong knowledge of social housing planned works programmes
•Extensive experience in pitched and flat roofing systems
•Experience managing roofing subcontractors and direct labour
•Sound knowledge of working-at-height regulations and scaffolding compliance
•Understanding of retrofit and insulation measures (desirable)
•Strong communication and negotiation skills
•Experience managing resident-facing projects
Qualifications:
* Valid SMSTS
* CSCS Site Management card
* Recognised roofing/building trade qualification
* Asbestos Awareness
* Full UK driving licence
* IPAF or scaffold inspection (desirable)
* Fire safety / compartmentation awareness (desirable)
