Overview
We are seeking a dedicated and experienced Site Manager to lead on site delivery of our residential developments in Ayrshire. The ideal candidate will be responsible for ensuring that all site activities are conducted efficiently and safely, while maintaining high standards of quality and compliance. This role requires strong leadership skills and the ability to manage a diverse team effectively.
Responsibilities
Your duties and responsibilities may vary from time to time but will typically include the following:
Project
* Direct and manage the whole site team to ensure all relevant works are constructed on programme and to the quality required by the contract drawings and specification.
* Ensure site inductions are carried out and produce relevant risk assessments and method statements (RAMS) ensuring adherence for all site personnel.
* Assist in developing construction methodology and logistics plan during all phases of the build.
* Check drawings, specifications and other contract documents are kept up to date and ensure accurate daily site records.
* Ensure that the project programme is available and communicated to all trades on site prior to commencement and during build phase.
* Produce weekly and monthly progress reports where appropriate and communicate programme progress timely to management.
* Review all aspect of project costs altering timely deviations to budget to management (both opportunity and risk).
* Communicate requirement for material/plant orders in good time according to programme and assist in placing orders if needed.
* Ensure that an effective and regimental snagging process is in place and closed out.
* Raise Non Conformance Report (NCR) for works undertaken that are of poor quality.
* Undertake the role of temporary works coordinator (where applicable).
Subcontractors and Labour Only
* Have a full understanding of the scope of works for each sub-contractor/LO and direct/manage all works to align with site programme.
* Lead the subcontractor procurement process and ensure subcontractors are appointed in a timely manner. Chair relevant progress meetings documenting if appropriate.
* Coordinate subcontractor Pre-Start meetings and ensure full understanding of scope of works and programme requirements keeping fully informed.
* Ensure that all appointed subcontractors are suitably experienced and competent in full compliance with the H&S regulations.
* Value subcontract/labour only works on site.
Compliance
* Ensure robust knowledge and compliance of relevant H&S legislation as well as Company H&S Policy, individual roles and responsibilities and maintaining these records.
* Ensure all Company procedures, inspections and forms are in force, including accident reporting, permits to work, temporary works and close out accordingly.
* Make any necessary applications for permits to the Highways Authority for road openings, location of skips and/or welfare facilities.
* Produce, implement and approve Inspection & Test Plans (ITP) for subs ensuring accurate and up to date records are maintained and closed out accordingly.
* Develop and regularly review the CHSP and ensure that this is approved by the CDMC prior to works commencing on site.
* Ensure that the Project O&M's / Building Manuals are produced and submitted timeously.
* Ensure labour only sub-contractors have been properly assessed for the tasks they are undertaking, and that method statements and risk assessments are in place for them.
* Develop the site quality management plan and ensure full compliance/delivery with all processes and procedures across the site
General
* Make sure all site management and operatives are sufficiently trained and identify any training needs.
* Manage and build positive working relationship with clients.
* Convey high levels of professionalism and presentation at all times.
* Plan and manage site resources to ensure a safe working environment and to achieve the programme.
Essential Skills
* Excellent communication skills with the ability to professionally liaise with clients, subcontractors and suppliers.
* Possess a thorough understanding of project commercials and highlight variations (opportunities and risks as they present).
Qualifications
* Professional Qualification
* CSCS Card
* Site Management Safety Training Scheme (SMSTS)
* First Aid at Work
* Valid Driving licence
Experience
* Proven ability to manage and control subcontractors in line with the project programme, safety and environmental legislation.
* Rounded and proven technical experience working in busy construction.
* Possess an extensive knowledge all relevant H&S legislation as well as the company H&S Policy and individual roles and responsibilities.
* Ability to produce short term programmes/Quality focused/Leadership/IT literate/Problem Solving.
