Site Manager - Residential Housing (Edinburgh / Scottish Borders)

We are expanding our team and focusing on delivering quality homes while building strong working relationships. We are seeking experienced Site Managers to oversee daily operations on our residential sites in Edinburgh and the Scottish Borders.
Successful candidates will ensure all construction activities are completed safely, to high quality standards, on time, and within budget. You will manage site teams, subcontractors, suppliers, liaise with external consultants, and be an integral part of the Whiteburn team.
You will also serve as a customer-facing ambassador for Whiteburn.

Key Responsibilities
* Deliver quality homes that meet our standards and satisfy clients
* Plan and manage daily site activities according to the programme and health & safety guidelines
* Supervise and coordinate all site activities
* Collaborate with the design team and local authorities during construction
* Build strong relationships with supply chain partners, warranty providers, and local authorities
* Proactively monitor site progress and report to senior management
* Maintain accurate site records, including statutory documentation and inspections
* Ensure high-quality standards and adherence to Whiteburn's reporting procedures
* Conduct pre-start meetings with subcontractors, maintain records, and lead toolbox talks
* Implement and uphold Whiteburn Health & Safety policies in line with CDM Regulations 2015
* Order and deliver materials timely, manage stock, and work closely with the commercial team
* Coordinate site logistics, including access, deliveries, and waste management
* Lead regular project meetings with sales and management teams
* Engage actively with clients during meetings, welcome sessions, and handovers, representing Whiteburn's construction team and showcasing excellence
* Manage client aftercare proactively within agreed timescales
Key Skills & Attributes
* Proven leadership with excellent communication skills
* Experience delivering residential housing projects
* Ability to interpret architectural and engineering drawings
* Proficient in construction programming and sequencing
* Strong understanding of Scottish Building Regulations and domestic warranty processes
* Ability to manage multiple trades and resolve site issues effectively
* Skilled in risk assessment and health & safety management
* Ambition, attention to detail, and a proactive approach
Qualifications & Requirements
* Minimum 10 years' experience in site management on housing developments
* Proven track record of successful project delivery
* Excellent communication and negotiation skills
* High organisational skills
* Ability to work independently, meet deadlines, and solve problems
* Attention to detail and commitment to quality
* SMSTS (Site Safety) qualification
* CSCS Black or Gold Card (Management level)
* First Aid at Work certification
* Full UK driving license
* Sound commercial awareness
